Maxcroft Farm, Hilperton

New, green homes for Hilperton

We are putting forward plans for new high-quality homes on the Maxcroft Farm site, Marsh Road, Hilperton. We want to increase the number of homes available in the area, including affordable homes. You can discover more about the proposals and give your views before we submit a planning application to Wiltshire Council in Summer 2023.

Building sustainably - leading the homes industry

Barratt Homes is an award-winning house builder and has been awarded 5 stars by the Home Builders Federation for 14 years in a row.

We have experience of building new homes elsewhere in Wiltshire at Chippenham and Melksham.

Leading the industry with sustainable homes

To build communities that are green and sustainable we:

  • Make greener cheaper – almost all of our homes are EPC A or B rated, and help reduce water consumption by up to 26% per day, per person.
  • Green and pleasant places to live working with partners, like the RSPB, we support biodiversity and create green spaces that support wellbeing.
  • Build better – use of modern methods of construction, including timber frames, to make building more sustainable and supporting employment and skills through hiring graduates, apprentices and trainees on our programmes.

Our Zed House is a unique zero-carbon concept home which is the first the country to be built by a major housebuilder that goes substantially beyond the Future Homes Standard. We are using technologies, such as air source heat pumps and heated skirting boards, among others.

Our proposals - a summary

We plan to build between 160 and 180 high-quality and sustainable new homes, including a new central green space, public open space, and a children’s play area. New planting around the site will protect the views from the canal and surrounding area. We are currently undertaking a period of public consultation. You can give your views on our plans via
the having your say page.

After reviewing feedback and taking on board comments where we can, we will submit a planning application to Wiltshire Council. If you wish to speak to us for any further information, please get in touch with us using the details at the bottom of this page.

Our consultation

As part of our consultation, we hosted an in-person event at the Lounge Bar, Hilperton Village Hall, Bristol Road, Hilperton, BA14 7RN on Tuesday 13 June, from 3:30pm – 7:30pm, which introduced the team, shared our proposals, and allowed local people to provide feedback. The feedback received during the consultation will be reflected as much as possible in our proposals.  A copy of the exhibition boards can be found here.

You can also give your views on our plans via the having your say page by 23rd June.

If you are a member of a local organisation or own your own business locally, and you would like to speak to us, please contact us using the contact form on this website. We would be happy to talk to you.

The site

  • Located on Marsh Lane on the northern side of Hilperton Marsh, between the communities of Staverton and Hilperton.
  • Maxcroft Farm is a small part of land allocated for housing in the emerging Wiltshire Council Local Plan.
  • It is separate from any wider development proposals in the area. This is a small-scale site that is deliverable in its own right.

Our proposals show you what we plan to build on the site.
